Our Beautiful RV Park includes the following amenities to make your RV long term stay a memorable one

Electricity

Electricity is individually metered and paid for by the tenants, on top of their rent. The average electric bill is about $50 - $65 in the winter and about $100 - $135 in the summer, depending upon the individual tenant's usage.

Water

Our water service is from the City of Georgetown and is included in the rent.

Sewer

Our wastewater service is provided by an on-site septic system. Wastewater is included in the rent.

Vehicle Facilities

Each RV pad has space for either 1 or 2 cars. We have a maximum of 2 cars per pad.

Fire Pits

We have some tenants who have their own fire pits at their spaces.

Pet Area

We have a nice large dog park on site, which is fenced. We welcome dogs & cats. No pet deposit. We do not allow pit bulls or aggressive breeds.

Grocery

We do not have an on-site grocery store, but the new HEB at Highway 29 and Ronald Reagan Boulevard is only about 12 minutes away!

Laundry Rooms

Yes, we have an on-site laundry with coin-operated washers & dryers. There is a couch and chair in the laundry room, folding tables, carts, and a large screen TV.

Cable or Wi-Fi

Yes, our most favorite amenity is our Spectrum high-speed cable, which provides 200 mps high-speed Internet plus 100+ basic TV channels, all included in the rent. Residents can add upgraded services, such as HBO, at their cost.

Restrooms

We have a restrooms for residents, which is located in the laundry room.

Showers

Yes, we have a shower in the laundry room.

Mailbox Pavilion

Nice covered mailbox pavilion with large size mail slots, multiple parcel boxes, and outgoing mail.

Convenient Access

Located on US 183, only 5 minutes north of Highway 29, easy access, with a new center turn safety lane recently added in front of our project.

Short-Term and Long-Term

We are a short-term and long-term RV park. We are not a KOA campground. We offer a unique locally owned, family friendly atmosphere.

Trees

Over 200 hardwood trees on our 14 acre site, including live oaks and elms.

Children Play Area

We have a lovely park area on the site where the kids can play. Children should be supervised by their parents or a known responsible adult at all times.

Balcones Canyonlands National Wildlife Refuge

Balcones Canyonlands is a national wildlife refuge located in the Texas Hill Country to the northwest of Lago Vista, Texas. The refuge was formed in 1992 to conserve habitat for two endangered songbirds, the golden-cheeked warbler and the black-capped vireo, and to preserve Texas Hill Country habitat for numerous other wildlife species. The refuge augments a similarly named preserve in Austin called the Balcones Canyonlands Preserve.
